A property deed is used to transfer the title of the property of a grantor (the seller) to a grantee (the buyer). For the deed to be active, certain conditions must be set in place. This means that only defects that occurred on the property while the grantor owned it are valid. This provides less protection than a general warranty deed does. Many buyers will insist that they have a general warranty deed instead in order to feel protected in the property transaction.

Experiment with removing hardware altogether from drawer pulls and doors from cabinets for an open shelf look. Try removing arms from a chair or the back altogether from a sofa. These last two are perfect to try if you’re already upholstering the furniture.
Add contact paper in your color or pattern of choice to update a glass top or particle board piece. There are so many options and in classy options. You can opt for faux marble print or just a sleek black. Metal furnishings can be freshened up with metallic spray paint in a new modern tone. Or go all in and refinish a natural wood piece after sanding.
Avoid dwarfing your apartment-sized furniture by arranging it away from the walls. This will create a feeling of spaciousness in the room. If you have an area rug large enough to do so arrange all of your furniture within its bounds. This makes a room feel more pulled together and will keep your furniture from slipping all over bare wooden floors.

The contact info should be easy to find, and you or your real estate agent should provide multiple means of contact (email, cell phone, text, etc.).
Next, ensure that you’ve given enough details about the house. If people are searching for a specific number of rooms but your listing doesn’t mention the number of rooms you have, you might be missing out on several inquiries.
Finally, make sure your photos are high resolution and well-lit. You want to make sure visitors to your listing can get a clear idea of what your home looks like. If your photos are small, dark, blurry, or if they make the house look cramped and cluttered, you should retake your photos or consider hiring a photographer.
Getting more offers
If you’ve had plenty of inquiries and showings but you aren’t getting any offers there may be a deeper, underlying issue that needs to be addressed. Usually, this means your home needs important repairs and upgrades that buyers simply don’t want to make.
If your house is priced to be move-in ready but it’s not, you’ll have to make some upgrades or lower the price.
Not working with an agent
Sellers can also have a difficult time getting offers if they attempt to sell the home themselves without using a real estate agent. If your home is FSBO (For Sale by Owner), you’re missing out on a number of listing services and connections that an agent can provide.

And a color from years past can dramatically date a room despite more classic pieces within it. Don’t be afraid to make a bold statement with a pop of color. Or cover up tired blue walls with a neutral shade for a high-end look.
